Care Factor is The Big Difference

Can you tell me about the history of your office?

AC: Ray White City South has been in its current form since 1989. It was one of the first Ray White franchises in Sydney. I took ownership of it about five years ago.

Does the business have an involvement with the local community?

AC: It’s not a typical community – it’s very inner city. We’re in Chinatown so there’s no school presence as such. We’re always looking to be involved in the community in whatever way we can – we always have a bit of involvement in Chinese New Year, for example.

What is your sales market like at present?

AC: I’m lucky in that we’re more of a property management than a sales business. From a sales perspective it’s incredibly hard where we are to get new listings. We can’t door knock! Most sales listings come from our rent roll, from satisfied property management clients.

What do you enjoy about working in real estate?

AC: I love interacting with people and the challenges of running and growing my business. I’m working with a great team.

What are the challenges?

AC: They generally revolve around trying to solve a problem with a landlord or a tenant.Competition on fees from other agencies is a challenge. Keeping up with technology is a challenge too – but having said that, we’re always open to trying new things. We’ve just moved to paperless leases for instance.

What do you look for when you’re recruiting staff?

AC: Only two words: care factor. As long as the person cares and wants to do the right thing – that’s the most important criterion. Having a genuine care factor for landlords and tenants. It’s so critical as we are in a people business.
